Independent Living Units

The City of Charles Sturt manages retirement housing units, also known as retirement villages/aged housing/aged accommodation and independent living units. These are known as Independent Living Units (ILU).

The retirement complexes are vibrant communities that welcome residents and encourage people to connect and interact with each other.

To live in an ILU, residents can either purchase entry with an Entry Contribution or a Licence to Occupy from Charles Sturt.

Entry Contribution

At Palm Grove (Woodville) and Waratah Close (Hendon) residents can purchase a Licence using this option.

Under this system a non-refundable entry contribution from $85,000 is paid to Council and contract documentation issued. Refer to vacancies below.

Licence to Occupy

Under this system the value of the unit from $480,000 is paid to Council and Licence issued. Refer to vacancies below.

This means that once you have purchased an ILU, you have a lifetime right to occupy the unit, but do not own the actual bricks and mortar or land.

The Retirement Units are similar to home units found in the general community and some retirement villages. They are available to older people who continue to maintain an independent lifestyle.

A monthly maintenance fee, reviewed annually, covers repairs and maintenance of buildings and plant and gardening. Independent Retirement Living Units (self care) offer maximum independence, privacy and security.

Residents are responsible for their own personal contents insurance, public liability insurance and utility accounts (electricity, telephone). In some units the resident is also responsible for the payment of Council and Water Rates.

Rental Premises

Monthly rentals are also offered at Casuarina Lodge, Waratah Close and Palm Grove.  Please contact Property Management Officer if you wish to be placed on a waiting list.

General unit description

Most units have two bedrooms. Curtains, blinds, light fittings, carpets flyscreens and security doors are provided in units. A reverse cycle or split system air conditioner is provided in each unit and there are built in wardrobes in most bedrooms. Carports or garages are available with some units. Residents furnish their own units and are responsible for their own laundry, cleaning their unit, meals and shopping.

Community facilities

Residents are welcome to use the community facilities available on site. While common property is maintained by Council the resident is responsible for the rear yard of their unit. Opportunities exist for those interested in gardening to ‘adopt’ a garden area adjacent to their unit.
